Wyndemere Homeowners Association

The Wyndemere Homeowners Association, with its office located on site, manages the community’s Master Association and fifteen of the neighborhood Associations. This affords cost advantages, resulting in Wyndemere’s competitive fee structure, and the highest level of service from a community association management team working for, and devoted exclusively to, the Wyndemere community.

DUTIES:

  • Establishes procedures to implement the policies of the Board of Governors and to maximize organizational efficiencies. 
  • Oversees the Association’s insurance renewals and claims.
  • Solicits bids for various community needs, including capital projects.
  • Assists the Board in the enforcement of the Association’s rules and regulations. 
  • Promulgates appropriate information to Association members. 
  • Directs general maintenance of Association common property. 
  • Directs operation and maintenance of community irrigation system. 
  • Prepares a draft of the annual budget for review by the Finance Committee, attends budget meetings, and administers the adopted budget. 
  • Assists the various Committees and attends committee meetings as needed.
  • Prepares notices, packets, and reports for Board of Governors meetings and attends same.
  • Directs accounting and maintenance of accounting records.
  • Approves invoices prior to payment. 
  • Directs community Privacy service.  
  • Oversees professional development of employees. 
  • Reviews quarterly financial and other requested reports prior to distribution to the Board of Governors. 
  • Assists Community Association Managers as needed.

DUTIES:
  • Investigates association concerns and proposes solutions for Board consideration. 
  • Conducts property inspections, communicates findings to the Board and follows up on issues as needed. 
  • Prepares meeting notices, correspondence, flyers, e-mail blasts and mailings for associations in accordance with the Management Contract. 
  • Assists Neighborhood Boards in soliciting and administering bids for various association needs. 
  • Oversees each association’s insurance renewals and claims. 
  • Coordinates service calls for condominium association common areas and equipment. 
  • Coordinates with contract service providers for condominium associations to ensure routine inspections are scheduled and completed. 
  • Approves invoices prior to payment. 
  • Prepares annual association budgets. 
  • Prepares notices, packets, and general logistics for annual meetings, and attends same. 
  • Attends association board meetings when requested.
